Hello,
I want to use your theme but i need to customize it, is there a way to limit to customer to very specific things like
1. we will upload a pattern to be an example how to product will look like
2. the customer will not be able to upload more then 1 image and 1 text.
please let me know.

Yes, using the replace feature you can limit the customer to only be able to upload one text and one image. All functions / modules and actions of the plugin can be deactivated to suit your need.
